Winning a competitive bidding war for a prime 5,500-capacity outdoor property gave ownership a high-value footprint—and an immediate operational crisis. With capital deployed and zero operational roadmap in place, the group owned valuable real estate but possessed no framework to run it. I was brought in as Director of Operations on an aggressive timetable to take the property from an unmanaged, vacant parcel to a fully functioning festival ground hosting recurring weekly events.

The challenge was immediate: build a scalable, multi-event ecosystem from the ground up without the luxury of an extended runway.

I designed the complete spatial and physical infrastructure. This included laying out guest zones, VIP sectors, staging sites, temporary administrative offices, and high-efficiency bar footprints. In tandem, I engineered strict life-safety frameworks, developing site evacuation plans, medical response protocols, and entry/exit corridors to meet municipal codes. Working directly with city officials, regulatory boards, and neighborhood liaisons, I navigated the permitting process and established community affairs channels to secure rapid municipal buy-in.

Concurrently, I built the operational engine. I hired, onboarded, and trained full management and frontline teams, while architecting a dedicated booking and event sales pipeline to keep the calendar packed. To monetize the high attendance, I designed an end-to-end beverage program—establishing strict purchasing strategies, POS networks, and locked inventory control systems that prevented shrinkage across high-velocity service periods.

Challenge accepted, challenge overcome. In a condensed development window, we transformed an idle plot into an active, compliant, and highly profitable venue capable of seamlessly producing multiple large-scale festivals every week.
